I have been so tired of hearing stories from my friends about how they make money from the sidelines while I am still struggling with my bills. I have decided to venture into rental property investment, and I am hoping to learn the best practices, management elements, tested strategies, mitigation techniques and gain the required skills before I set my feet into the waters. I found out that I already have some of the attributes of a successful landlord, as highlighted in the book, and am going to work on meeting the others. It is such an informative resource for those getting started in rental property investment that is going to recommend to my friends.
This book on property management strategies offers a lot of good wisdom, and in a relatively organized and cogent fashion. As someone who has worked in property management for the better part of a decade, I can honestly say that this would be a good starting reference guide for a beginner. I don't consider it comprehensive, in that I think there are several topics that could and should be expanded upon (more of the common pitfalls such as buying retail in different states and estates and tenancy laws plus tax implications, for example), but it would be a good starter text. Nothing earth shattering for experienced property managers, either in a owner-operated or third-party managed context, but very good solid and basic principles for beginners. Would recommend a section on definitions and terminology and marketing more expressly directed at beginners.

Many financial gurus recommend acquiring rental property to build a passive income. But it's not as simple as buying a property and waiting for the money to roll in. Rental Property Management 101 does an excellent job in setting the stage for people who are thinking about getting into rental properties. A thorough examination is given to every stage of the process in addition to the variety of roles a budding property manager may assume. If you're considering rental property management, this book is a good entry point on your journey.
This book covers a range of topics for property owners; communication, maintenance, reference checking among many others. The author also shares interesting perspectives like the balance between being compassionate and strict, the differences between landlord insurance and property insurance, whether or not to use a property management company and other complexities. The thing that makes it 4 stars is that the book could be better structured to make it easier to follow the full range of topics and some formatting/spelling issues. Outside of that the content is the knowledge that property owners need.
Lately I have debated about whether or not to buy some investment properties to rent out, so I read this book with great interest. It definitely enlightened me with regard to what it would be like to be a landlord, and provided plenty of ideas for how to be a successful one. The book was quite helpful. I'm giving it four stars because it had some grammatical mistakes and editing issues, but otherwise, it was quite good.
