In my life, I have purchased five and sold two items of real estate. Of the buys, three were done without a realtor and one of the sales was also done without a realtor. Given this experience, I can affirm Lappin's main thesis that it is possible, even desirable to sell your home without dealing with a realtor. Lappin is also quite correct in stating that there is plenty of information online to help guide you through the process of selling your home. Most of the steps in the process are logical, some are: *) Get a good estimate on the value, easily done by looking through online databases of recent sales of similar homes. *) Get a professional estimate if you need to. I did this with one of my sales and it may be the best $300 I ever spent. It immediately eliminated any haggling over the price. *) Check into all required inspections and verifications that you must attest to for the sale to go through. Many of these are to the best of your knowledge; things like not being a toxic waste dump or a burial site are pretty easy. Others like pest infestations may require professional involvement. *) Be microscopically honest with potential buyers, don't hesitate to point out flaws, it makes you all the more believable. *) Make sure the home is as clean as possible when you show it. *) If you are uncomfortable at the end, hire a lawyer to look over all the details. With realtor fees running into the thousands of dollars, you can spend a significant amount of time and money in doing the work yourself. As long as the transaction is not complicated by other factors such as joint ownership or a divorce settlement, it is possible to sell a home yourself and save thousands of dollars. With a little effort, some intelligent thought and hiring professional help if necessary, you can sell your home and pocket thousands of dollars that otherwise would needlessly go to others.
