Jake has loved Dani since she was 17, his perfect woman, shame he felt like a dirty old man because he was 25, but he let it be, biding his time, hoping one day she'd notice, he's been waiting 8 long years. Dani has loved Jake for nearly as long as she could remember, with the exception of one night where he confessed he had feelings 5 years ago, but now it's time to cut her losses and move on.

I loved this book, and I especially loved Jake, big tough macho guy with a heart of gold and a massive fantasy knowing exactly what and who he wants. I must admit there was a part of the story I got peeved, not at Zoe, but Dani's mother, Zoe had written her so well, that it made me sad (you'll understand when you read it)

Another great novel this is dani and jakes story two close friends that have loved each other from a far for many years to scarred to embark on their story because they were worried about what their families would think until tradgedy struck the small town and forced their feelings out after a short secret romance telling the family was what came next. It was a great love story and it kept you turning the pages.

Dani and Jake are so easy to love! They've known each other since forever, although Jake is eight years older than Dani. She's his best friend's baby sister, and he's supposed to be like a big brother too. In spite of his longings, he knows she is hands off. But Dani is grown up now too, and she's had a long time thing for Jake, too, and she doesn't want it to be hands off. When they finally give in to their temptations, hands are flying everywhere, along with everything else. And they can't seem to stop - they're like bunnies in heat! But the winter roads aren't always smooth. All those brothers (both hers and his) aren't going to approve, along with some other obstacles along the way. Each of them knows they have great chemistry, but secretly question how committed the other is to this thing they have being more than a wild fling.
These characters just fit together so well. And when they finally face the music and let their families know that they are a couple, the various character reactions are so realistic. An enjoyable story all the way around! Meanwhile the plans for a movie to be filmed in town are moving forward - people are starting to arrive. I'm looking forward to seeing what happens next in Book 3. What a fun series!

I have loved every book written by Zoe York that I have read and that includes just about all of them. This just may be my very favorite. Jake is definitely the kind of man any woman would want. He's devoted to his family, friends, town and country. Jake has loved Dani her entire life. First, as the little sister of his best friend and then one day he sees her as the woman she is becoming.. but still feeling too old for her, he hides and denies his growing attraction and love for Dani. All this time, Dani is harboring the same feelings and unrequited love for Jake. Through many twist and turns of at least ten years, the two find their way together. This is truly a great love story worth every page you read.

Great book! The chemistry between Jake and Dani is palpable and off-the-charts hot. Just as Dani's fought her long-time attraction to her brother's best friend, Jake has battled deeply rooted feelings that have the potential to destroy some of his greatest friendships (with her brothers and his, too). What I liked most about this book was how emotionally committed Jake was to Dani, even before they got together. He proved himself worthy of her by that alone. And I did I mention the off-the-charts heat? Yeah. You'll want to read this one!

Jake was best friends with her brother Rafe. Now they are both grown and decided it's time to see if they can make a relationship work.
There is a lot of secrets, sneaking around and misunderstandings. But after being stuck in a snow storm where they can work their issues out. They finally admit that they are madly in love with each other.
Pine Harbour is a small town where all the guys are hot, family or best friends. Zoe has a nack of making you want to visit there and fall in love with the town and people. I can't wait for the next book to come out to see who falls in love next.

This is the first book I’ve read by Zoe York. I read the description and was moved to read it because:

• Small town setting
• Older man (8 years)
• Protective older brothers

From the first chapter, I was pretty drawn in to Dani and Jake’s story. Dani had always crushed on her older brother’s friend, Jake. Jake started looking at Dani differently when she was a senior in high school. He was 25, while Dani was 17, and while I don't conisder that age difference to be too extreme, he felt like a dirty old man for wanting her in a romantic way. Years go by, and they both grow up.

The characters are likable and believable. I liked Dani’s personality and how even though she wanted Jake to be her everything, she didn’t wait on him. She wasn’t some naïve virgin that deferred to everything a guy wanted. After reading for many years, I find that this is hard to come by. While Jake wasn't a monk, he started to be more discriminate.

There was one situation in the book that was quite angsty. I don’t want to give too many details, because I don’t want to spoil the story too much. I will say that I’ve read this plot line before, but the author doesn’t harp on it for too long. The hero and heroine are pretty mature through the angst and I appreciate that neither gave up or flew off the hand.

You can feel the chemistry between Dani and Jake. I've been reading for years, and it's been awhile since I've read a passionate love scene, and not just skimmed it because it was boring. This book had me fully engrossed and I read every part. The unresolved sexual tension pulled me in and gave me butterflies in my belly in parts :)

I can’t wait to read more from this author, and I plan to devour the rest of the books in this series very soon.
